In 2009, a preschool in Nashville was opened to replace a daycare facility that was closed by the State of Tennessee for repeated non-compliance. Due to being a severely neglected building, it was refurbished with the hope of helping those displaced families, but over the early years it proved to be inadequate for the needs of a quality school environment.

In 2014, a Memphis developer approached the owners to build a new school in their home town, but development cost was prohibitive. Doing research, they discovered modular construction. Conventional stick-built-on-site construction was out of their price range and a modular building was considered due to time and price.

With a stringent budget in mind, Innovative Modular Solutions was contracted to complete this project. IMS was able to offer a comprehensive plan, and committed price for the complete structure, to keep the project on schedule and within budget.


Leaps ’n Bounds ultimately chose to utilize modular construction through Innovative Modular Solutions to complete the facility on the aggressive time-line and strict budget. The facility is comprised of 6 modular units with restrooms and consists of 6000 total square feet; installed permanently over a crawl space.

The building was constructed with function and aesthetics in mind and utilized all the space for an efficient facility. The building contains 8 classrooms, 2 offices, a food prep room, a staff lounge, 6 restroom/wash areas and a large area for gross motor meetings.

The construction of the building includes commercial grade doors, 8-1/2’ T-grid ceilings, painted sheet-rocked walls, individual thermostats and HVAC units for all classrooms, and all MEP (mechanical, electrical and plumbing) installed. The building arrived on a steel frame which was installed over a full crawl space for additional stability. Real stone was added to the storefront, board-and-batten siding, as well as a staggered parapet which was also installed to make it look like a traditional daycare facility.
